Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore

The Kallang Basin Swimming Facility spot is within walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim marks that the majority of the public housing blocks in the Geylang Bahru area were built in the 1970s, showing a need for brand-new advancements that will rejuvenate the area.

Lim assumes that future Build-to-Order (BTO) plans at the area could be assigned as Plus flats due to their closeness to town and facilities. Plus flats have tighter resale limitations compared to Standard type apartments, including a much longer minimum occupation duration of 10 years and limitations on leasing the flat.

He anticipates the future BTO job at the site could feature a mix of two- to four-room flats. “The close-by sites have a plot ratio of 2.8, and assuming a quite similar plot ratio, we may see some high-rise BTO flats, potentially up to 36 floors,” he adds.

Residents will have connection to a brand-new Sport-in-Precinct facility in nearby Kolam Ayer, which is scheduled to launch at the end of the year. Meanwhile, plans to introduce housing project at the two sites are currently being studied, according to the companies.

Meanwhile, the St Wilfred Sport Centre is a 10-minute walk from Boon Keng MRT Stop. It rises near to St George’s Road, where most of the existing HDB apartments date back to the 1980s, according to Lim.

The intentions to close the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, given that both areas are significantly older compared to many other sports facilities, notices Eugene Lim, major executive officer at ERA Singapore. “It makes good sense for the locations to lead the way for much better land use, specifically considered that they are found rather close to the city center,” he adds.

The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre will discontinue functions completely in the second part of 2025. On June 13, URA, HDB and Sport Singapore mutually declared the closure of the facilities upon their contract expirations. The Kallang Basin facility, located on Geylang Bahru Lane, will close on Sept 1, and the St Wilfred center on St Wilfred Road is going to close on Oct 1.
