Office fit-out costs in Singapore rise to $188 psf, highest in Southeast Asia
The average cost of fitting out a workplace in Singapore increased 4.4% from $180 psf in 2022 to $188 psf last year, according to a statement by global real estate consultancy Cushman & Wakefield (C&W).
C&W emphasize that producing work environments that promote productivity, well-being and sustainability remains to be a priority for occupants much as they come to grips with expenditure challenges.
Within Apac, Japanese urban areas had the utmost fit out costs. Tokyo ($ 268 psf) prevailed the top place followed by Osaka ($ 263 psf) and Nagoya ($ 258 psf). Singapore rated 14th in with regards to regular fit out expense in Apac capitals.
In regards to global ranks, London has one of the most pricey fit out fees around the world at $355 psf.
Among Southeast Asian metros, Manila had the 2nd highest possible average office fit out price at $129 psf, followed by Bangkok at $144 psf.
According to C&W, the surge in prices was underpinned by continued stressors throughout the worldwide supply chain, resulting in boosted shipping charges. The continuous problem in Europe has minimized business movements and re-routed shipping vessels far from the Suez Canal, including about 10-14 days in travel time.
This makes workplaces in Singapore some of the most expensive to fit out in Southeast Asia for the second year running. The price estimates greater than 50% of the space is allocated to specific offices and that the occupant has taken on versatile running practices post-pandemic.
Grant Carter, head of project and development services for Singapore at C&W, observes that the flight to quality pattern continues to be prominent, with even more companies choosing better outstanding buildings in business-strategic places.
” Creating for a curated place of work experience is on the rise, with a continued attention on producing a place that contributes to higher frequency, higher performance, and a total boost in client experience,” he adds
The higher rates in Singapore come as common fit out expenses continued to ascend across the Asia Pacific (Apac) area, albeit at a slower rate compared to last year.
