The Assembly Place to debut ‘AI-powered’ co-living property at Lorong 22 Geylang
The Assembly Place (TAP) has already entered into a tenancy contract with Char Yong (Dabu) Association for a dual-block building at 27 and 29 Lorong 22 Geylang.
The property will certainly be TAP’s fifth location in Geylang, mirroring the team’s conviction in the neighbourhood’s possibility, says Eugene Lim, its executive director and CEO. “Geylang is one of Singapore’s most culturally layered and traditionally substantial districts, and we have watched it progress continuously as a city fringe area, with much better connection, more variety in its resident base, and raising amenities.”

The AI Lab will organize regularly develop nighttimes where locals deal with personalized AI projects, once a month demo days to display their work, and sessions featuring visitor audio speakers from AI-related markets. Other campaigns are going to include engineering workshops and mentorship pairings “in between tech-savvy and non-technical home owners”.
Char Yong (Dabu) Association is expected to hand over the real estate to TAP on June 1, with the community living operator intended to commence operations at the new place around the ending of October.
TAP plans to improve the real estate into Singapore’s “first AI-powered co-living development”, developed to provide a “technology-abled and community-centric living experience”.
It is fitting, then, that TAP’s most recent venture in Geylang will be its most ambitious yet. “We are demonstrating what the future of neighborhood living can seem like, in a neighbourhood that should have that sort of financial investment,” Lim says.
Kwan included that the district has increasingly developed itself as a key co-living center in Singapore, supported by solid connectivity, standard of living offerings and a distinct cultural character.
TAP will lease the property from Char Yong (Dabu) Association– among Singapore’s oldest clan organizations– for 15 years, with an alternative to renew the rent for an additional five years.
Comprising a four-storey block and an eight-storey block, the real estate has a total gross floor surface area of about 26,889 sq ft across two adjacent properties. The block at 27 Lorong 22 Geylang currently houses private housing walk-up apartments, while 29 Lorong 22 Geylang functions as the premises for the historical association which serves the Dabu Hakka community.
Following TAP, the advancement will certainly have around 80 spaces. As TAP’s flagship AI-powered co-living property, it is going to feature smart building systems, data-driven community management capabilities and curated resident programming. It is going to also have TAP’s initial specialized AI Laboratory– a common room designed as a high-performance work area and collaborative community hub.
. The real estate is surrounded by a mix of offices, non commercial developments, heritage associations and popular local eateries.
ETC, which represented Char Yong (Dabu) Association, helped the landlord secure the tenancy arrangement with TAP. “Provided the property’s residential use and the evolving account of Geylang as a lively city-fringe district, we saw strong possibility in arranging it for a co-living idea,” states Velina Kwan, co-head of business space and retail at ETC
